Renting Off-Campus in San Marcos: Rents, Neighborhoods and Tips for Students

From sophomore year onward, many TXST students move off campus for more space and lower costs. San Marcos is a college town with a well-developed student housing market — but there are things to know before you sign a lease.

Reference rents
Student housing complexes in San Marcos usually rent by the bedroom in furnished 2–4 bedroom units. Expect roughly $600–$900 per person per month depending on location and amenities (pool, gym, shuttle). Conventional apartments can be cheaper when shared by 2–3 people, but you furnish them yourself.
Popular areas
- Near campus / downtown: walk or bike to class, lively, pricier.
- Along Aquarena Springs and Post Road: large student complexes with shuttle service.
- Wonder World Drive side: quieter, near H-E-B and the outlets — good if you have a car.
Before you sign
- U.S. leases are typically 12 months and require a guarantor. International students without a U.S. guarantor often pay a higher deposit or several months upfront.
- Check hidden fees: application, furniture, pet and parking fees.
- Photograph the unit on move-in day to protect your deposit.
- Prefer complexes on the Bobcat Shuttle route if you don't have a car.
